“The outlook for the BC housing market is much brighter following a surprisingly strong recovery,” said Brendon Ogmundson, BCREA Chief Economist. “We expect home sales will sustain this momentum into 2021, aided by record-low mortgage rates and a recovering economy.”

There is a forecasted 6.5% increase in the Multiple Listing Service® (MLS®) residential sales in the province bringing it to 82,830 units this year from 77,351 residential sales last year. There is a forecasted 17.6% increase to 96,860 units in 2021.
Many housing markets are beginning to see sharply rising average prices despite the weak provincial economy. Residential sales have fully recovered and are seeing above pre-COVID-19 levels. There is a forecasted 7.7% increase to the provincial MLS® average price for the remainder of the year and a further forecasted 3.7% increase in 2021.

Last month, there was steady home buyer demand with a decrease in home seller supply across Metro Vancouver. According to the Real Estate Board (REBGV), there were 2,150 residential home sales last month which is a 44.9% increase from the same month last year and a 36.9% increase from last month. However, February 2020 sales were 15.6% below the 10-year February sales average.
There has been a 2.8% increase in MLS listings compared to February 2019 for detached, attached and apartment homes on the Multiple Listing Service® (MLS®) in Metro Vancouver in February 2020 which brings it to 4,002 units. This also represents a 3.4% increase compared to last month.
There has been a 20.7% decrease compared to February 2019 and a 6.7% increase compared to January 2020 for numbers of homes currently listed for sale.
The sales-to-active listings ration for last month is 23.4% across all property types. A breakdown of this ratio is as follows:
- Detached Homes - 17.3%
For all residential properties in Metro Vancouver, the MLS® Home Price Index composite benchmark price is currently at $1,020,600 which is a 0.3% increase in comparison to February 2019 and a 2.7% increase over the past six months.
A breakdown of February 2020 sales is as follows:
- Detached Homes - There were 685 sales which is a 52.9% increase from February 2019. The benchmark price for a detached home is $1,433,900 which is a 0.7% decrease from February 2019 and a 1.9% increase over the past six months.
- Apartment Homes - There were 1,061 sales which is a 39.8% increase from February 2019. The benchmark price for an apartment property is $677,200 which is a 0.9% increase from February 2019 and a 3.6% increase over the past six months.
- Attached Homes - There were 404 sales which is a 45.8% increase from February 2019.The benchmark price of an attached home is $785,000 which is a 0.6% increase from February 2019 and a 1.7% increase over the past six months.

In this blog, we'll be touching base again on the demand for housing in the Greater Vancouver Region. As stated in the previous blog, the demand for housing has slightly outpaced the supply for it. In addition, we will be delving into the current status of the real estate market.
The real estate market is cyclical in which several factors such as interest rates, employment growth, investment growth, construction and immigration influence this cycle. These factors affect whether it is a buyer's, seller's or balanced market.
 A buyer's market is when the housing supply is greater than the demand. This generally results in housing prices dropping over a period of time due to the fact that home owners may be eager to sell their property.
 On the other end of the spectrum is the seller's market. It is when interest rates are low so there are many qualified buyers but not many homes for sale. In this case, buyers must make quick decisions in order to secure a property due to the housing scarcity. Buyers also face competition with multiple offers on the home they are interested in buying and consequently, housing prices may rise.
 Lastly, a balanced market is where there supply and demand are fairly equal to one another (not necessarily at equilibrium though).
Ray Harris stated, "[o]ur market today sits on the cusp between a balance and seller's market". To measure market activity, the Sales-to-Listings ratio is often utilized. This tool measures the balance between demand and supply and the market categorization is based off of the ratio.
-- A ratio of three sales for five listings means we are in a seller's market (when the ratio is greater than 55%).

The real estate industry is a key economic driver in BC. Despite the preconceived notions of Vancouverites, the Greater Vancouver housing market is seeing demand for housing slightly outpace the supply. We continue to see incremental gains in home values, depending on the neighbourhood and property type. According to the Real Estate Board of Greater Vancouver (REBGV), residential property sales in the Greater Vancouver area has reached 3,061 in July alone, making it the fourth consecutive month that the Greater Vancouver market has exceeded 3,000 sales (McLeod, 2014). Prior to this upsurge in sales, the housing sales have not surpassed this sales mark since June 2011.
The MLS Home Price Index (HPI) measures home price trends and home price inflation/deflation in residential markets within territories of participating real estate boards in Canada (MLS, 2014). The HPI composite benchmark price for all residential properties in Metro Vancouver is presently at $628,000. For a single family detached unit, the benchmark price is sitting at $980,500. All in all, the housing market in the Greater Vancouver region has been steadily picking up and although supply is continually increasing, the demand for housing has slightly outpaced supply.
Below you will find the Residential Average Price in the Greater Vancouver region. As you can see, there has been quite some fluctuation over the past 4.5 years. Residential median prices in July 2014 are sitting at around $805,061.
